Rental Terms - 2022 Season

Property and Occupancy

The property is located at 10 Chestnut Hill, Camden Maine, owned by Sally Burtnette-Leser and Norbert Leser.

Check-in time is at 4:00 PM on arrival day.
Checkout time is 10:00 AM on departure day.

Minimum rental stay is 1 week (7 nights), which may be extended, depending on availability.
We do not have fixed arrival days. Weekly rental may start on any day of the week, subject to availability.

The maximum number of occupants is 6 (if more than 4, additional $40 per person/night).

Rental Fee and Payments

Fee for minimum 1 week stay is $2.100.--
Additional days may be booked for $280 per day.
The charge for a full month's stay is $5800.--

The payment schedule is as follows:

  • * A Rental Deposit of 30% of Rental Fee (minimum $1050.00) is due at time of booking.
  • * The balance plus a security deposit of $1050, as well as a Maine lodging tax (currently 9%), is to be paid at least 30 days prior to check-in.

The security deposit will be refunded within 14 days of the checkout date, provided no deductions are made due to:

  • a) damage to the property or furnishings;
  • b) excessive cleaning costs; or
  • c) any other cost incurred by owners due to guest's stay.

Acceptable payment methods are personal check, PayPal, or Venmo.

Cancellation Policy

If it becomes necessary for guest to cancel the reservation, owners will make every effort to rebook the property. If owners are able to rebook the property for the canceled time period, the rental portion of any monies paid (excluding any booking or processing fees that might have occurred) will fully be refunded.

If, however, owners are unable to rebook the property, the monies paid will be refunded as follows:

  • * If guest cancels or the balance is not paid on time, the Rental Deposit will not be refunded.
  • * If Guest has paid the full balance, it will be returned minus the Rental Deposit and any booking or processing fees, if they cancel at least 30 days before the Check-in Date.

If the remaining payment is not received at least two weeks before the Check-in Date, the booking will be automatically canceled.

All cancellations must be made in writing.

Insurance

We encourage all renters to purchase traveler insurance.

Owners' Obligations

The property will be delivered furnished and with utilities provided at no additional cost to Guest.

The premises include appliances such as cook stove, baking oven, microwave, refrigerator/freezer unit, dishwasher, washer and dryer.

High-speed wireless Internet is available throughout the premises (incl. Blu-Ray and DVD player with access to Netflix and other streaming channels).

Owners shall use its best efforts to ensure that the premises and all appliances, heating, plumbing, and electrical systems are in working order. Owner shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. The cost of repairs will be assumed by Owners, unless failure is due to negligence of Guest.

It is the Owners' responsibility to provide a cleaned house prior to Guest's arrival. Housekeeping is not provided during Guest's stay.

Guest's Obligations

Guest shall use the premises for residential purposes only and agrees to keep the premises in as good repair and condition as found. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property.

Guest agrees to be responsible for any property broken or lost, and for any extraordinary cleaning required to return the premises to the condition they were in prior to Guest's occupancy and agrees that such costs may be charged to Guest.

While linens and bath towels are included in the rental, we suggest you bring beach towels. We do not permit towels or linens to be taken from the premises.

The septic system is efficient but may clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper.

Liabilities

All of the premises are privately owned; the Owners are not responsible for any accidents, injuries or illness that occur while on the premises. The Owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.

Guest hereby covenants and agrees to indemnify and hold harmless Owner and their agents, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Owner harmless in all such cases.

Access

Guest shall allow owners access to the property for purposes of repair and inspection. Owners shall exercise this right of access in a reasonable manner, and if possible notify Guest at least a day in advance.

Additional Terms to the Rental Agreement

In addition to the standard terms, Guest acknowledges and agrees that the following additional terms and conditions apply to the Guest’s rental of the Property:

  • * Smoking is not allowed inside the premises.
  • * Pets are not allowed.
